Casitas and ADUs in Marana, AZ

Marana wrote its ADU standards early. They are adopted, but they wait on a population milestone before they take effect.

What did Marana adopt?

On December 17, 2024, the Town Council adopted Ordinance 2024.028, adding ADU standards to the town code. Section 17-6-14 takes effect only when Marana's population reaches 75,000, as determined by the U.S. Census Bureau or official acknowledgment. Until then, Marana's existing accessory building rules govern, and we confirm them with town staff.

What will the standards say once they apply?

  • One attached and one detached ADU per lot, plus one more detached unit on an acre or more if one is restricted-affordable.
  • No more than 75% of the main home's gross floor area or 1,000 sq ft, whichever is less.
  • The height limit for a single-family home in the zone.
  • Accessory building setbacks, with side and rear setbacks of at least 5 feet.
  • An ADU may include its own kitchen.
  • Short-term rental only while the owner lives on the property.
  • No ADU parking requirement in the ordinance.

Why does the effective date matter to me?

Because a casita designed today has to meet today's rules, not the ones waiting in the code. If your plan depends on, say, a full rental unit with its own kitchen, we check the current accessory building and guest house provisions first.

What usually matters on a Marana lot?

  • HOAs. If your subdivision has one, its architectural review comes before the town permit.
  • Lot depth. Newer tract lots can be shallow, which favors an attached unit or garage conversion.
  • Utility providers. Water and sewer service varies by area, so we confirm who serves the parcel.
