As of late October 2026, Zillow's Tucson data shows average rents of about $750 for a studio, $900 for a one-bedroom and $1,295 for a two-bedroom. RentCafe's September 2026 apartment figures are similar: $863, $977 and $1,278. Most casitas are studios or one-bedrooms, so plan around those numbers.

Zillow mixes apartments and houses; RentCafe tracks larger apartment buildings. A casita with a yard and a door of its own is a different product, so treat both as a range, not a quote.
What lifts a casita's rent?
- Its own outdoor space, ideally shaded.
- A full kitchen rather than a kitchenette.
- Strong, quiet cooling. Tenants here ask about summer bills.
- Location near the University of Arizona, downtown or major employers.
- Laundry and parking, both common tenant questions.

Which rental rules apply?
In Tucson, state law protects separate long-term leases of 90 days or more for both the house and the ADU, and bars any requirement that you know or be related to the tenant. For short-term rental use, state law lets cities require the owner to live on site for newer ADUs; we confirm Tucson's current rule. Does the rent pay for the casita?
It depends on your build cost and how the unit is metered. Run it with your own quote: total cost divided by yearly rent after vacancy, repairs and any utilities you cover. If the unit shares your meter, summer power is a real cost to budget.
